Board of Zoning Appeals

The board meets at 1 p.m. in the Council Chambers. City Council hearings

Zoning, annexation and ordinance hearings before the City Council are posted on the city’s City Council Public Hearings page, listed by meeting date. The notice rules for zoning changes are in Section 6 and Section 13 of the city’s Zoning Ordinance (PDF). Registration to speak is not required, but the city asks speakers to use its Public Comment Registration Form.

Kinds of notices to watch

On tnpublicnotice.com you can search by category, including public hearings, ordinances, foreclosures, delinquent taxes, tax sales, liquor licenses, probate notices, construction bids and unclaimed vehicles. Its Smart Search tool, for signed-in users, lets you keep a search such as your street name.

Most zoning notices follow the same pattern. Look for:

  • The case number (for example, 2026-416). Use it to find the staff report and the map, and quote it if you call or write.
  • The body and the date: the Planning Commission and Board of Zoning Appeals meet at 1 p.m.; the City Council in regular session on Thursdays.
  • The property: an address, a street segment or an acreage, plus a linked map.
  • The request: a rezoning, a variance from a setback, a special use permit or a right-of-way abandonment.
  • The contact: the applicant’s representative and the city planning staff, 615-893-6441.

What this means for you

  • A rezoning sign near your house means a hearing is coming: check the city’s hearing pages.
  • If you need an accommodation to attend, call 615-893-3750 at least two working days ahead.

More guides: building permits and zoning, who to call at City Hall and property taxes.
