The rates
The City Council set the 2026 city rate at $0.7529 per $100 of assessed value in Ordinance 26-O-22, after the state certified it. That is down from $0.9526, the rate from 2022 to 2025, because 2026 was a countywide reappraisal year: when values go up, the state-certified rate comes down so the total levy stays about the same.
Rutherford County’s rate was $1.8762 for 2025, according to the trustee’s FAQ. The trustee had not posted the 2026 county rate when we checked; it is printed on the bill you received this month.

How to work out your bill
Tennessee taxes a share of your appraised value. Homes are assessed at 25% of appraisal; commercial property at 40%; business personal property at 30%. Divide the assessed value by 100 and multiply by the rate. The city rounds to the nearest dollar.
For example, the Census Bureau’s median home value in Murfreesboro is $365,100. Assessed at 25%, that is $91,275. At the 2026 city rate, the city bill would be about $687. The county bill comes on top of that.

The city does not take bank counter checks or two-party checks. The trustee charges $25 for a returned check and offers prepayments and monthly bank drafts. If your mortgage company pays your taxes, the bill you get is for your records. Taxes cover Jan. 1 to Dec. 31, and whoever owned the property on Jan. 1 is billed; a new buyer should check the closing statement.
Delinquent property taxes from past years can be searched and paid online through Rutherford County Chancery Court.
How to appeal your value
- Call the Property Assessor at 615-898-7750, visit 319 N. Maple St., or write in. An appraiser does an informal review.
- County Board of Equalization. It meets only in June. The assessor starts booking hearings the first week of May. The board’s appeal form is on the assessor’s site.
- State Board of Equalization, 615-401-7883, if you disagree with the county board. The general deadline is Aug. 1, or 45 days after the county board’s notice, whichever is later. A fee applies.
- The last step is a lawsuit in Davidson County Chancery Court.
Assessment change notices go out by May 20. Exemption applications are also due May 20.
Help for seniors, disabled homeowners and veterans
Tennessee has no general homestead exemption. Instead:
- Tax relief (state program, applied to both bills): homeowners 65 or older by Dec. 31, 2026, with combined 2025 income no more than $38,470, plus disabled homeowners, disabled veterans and their surviving spouses. Apply after your 2026 bill arrives and no later than 35 days after the delinquency date. Apply with both the city (615-893-5210) and the county (615-898-7705) to get relief on both bills.
- Senior tax freeze: homeowners 65 and older whose 2025 household income was $63,470 or less can lock the tax on their home at the amount for the year they qualify. Reapply every year. The deadline for the 2026 freeze is April 5, 2027; book an appointment with the trustee.
What this means for you
- A lower rate does not by itself mean a lower bill: the certified rate is set so the city collects about the same total after the reappraisal, so homes whose value rose faster than average can still pay more.
- Mark Feb. 28, 2027, for both bills.
- If you are 65 or older, ask about the freeze before April 5.
